Sodium Hypochlorite Safety for Pressure Washing Pros
Sodium hypochlorite (SH), typically supplied at 10 to 12.5 percent for professional soft washing, is the workhorse chemistry of the pressure washing trade. It is also the source of most serious chemical incidents in the industry. This guide covers what OSHA and CDC NIOSH publications say about handling it, the PPE and dilution practices used across professional soft-wash crews, and what to do if something goes wrong.

What sodium hypochlorite is and why the trade uses it
Sodium hypochlorite (NaOCl) is a strongly oxidizing, alkaline liquid that in dilute form (about 5 percent) is common household bleach. Professional soft-wash contractors typically buy it at 10 to 12.5 percent from chemical distributors such as Univar Solutions, Brenntag, or Coyne Chemical, and dilute it on site to a working concentration for the substrate being cleaned.
SH kills algae (Gloeocapsa magma is the black-streak organism on asphalt shingles), mildew, moss spores, and general biofilm. It works by oxidative destruction of cell walls and denaturing of proteins. Applied at low pressure (typically below 500 PSI) and rinsed, it does the cleaning that pressure alone cannot without damaging the substrate. Hazards, per the SDS and CDC NIOSH
The CDC NIOSH Pocket Guide to Chemical Hazards entry for sodium hypochlorite (Publication 2005-149, entry 0573) documents the following hazards for the concentrated liquid and its aerosols and vapors:
- Skin. Corrosive. Direct contact with 10 to 12.5 percent solution causes burns.
- Eyes. Severe irritation to corrosive injury on contact.
- Respiratory. Inhalation of vapor or mist irritates the nose, throat, and lungs. High concentrations can cause pulmonary edema (delayed onset possible).
- Ingestion. Causes chemical burns to the mouth, throat, and gastrointestinal tract.
OSHA does not publish a specific Permissible Exposure Limit (PEL) for sodium hypochlorite itself; the exposure risks are controlled through the general industry Personal Protective Equipment standard (29 CFR 1910.132) and the Hazard Communication Standard (29 CFR 1910.1200), plus product-specific engineering controls documented on the SDS.

The one chemistry mistake that will send you to the hospital
Never mix sodium hypochlorite with acidic cleaners, ammonia, or ammonia-containing cleaners. The reaction with acids releases chlorine gas (Cl2). The reaction with ammonia releases chloramine vapors. Both are acutely toxic on inhalation.
- SH + acid (muriatic, oxalic, phosphoric) = chlorine gas. Chlorine has a distinctive sharp bleachy smell at levels well below the ones that cause serious lung injury.
- SH + ammonia (glass cleaners, some concrete cleaners) = chloramine vapors.
Store, dilute, and apply oxalic-acid deck brighteners and rust-removers on a completely different day or with the SH job fully rinsed and site fully aired. Never mix in the same tank. Required PPE, working from the OSHA standard
OSHA 29 CFR 1910.132 requires the employer to conduct a hazard assessment for the workplace and provide PPE appropriate to those hazards, at no cost to the employee. For SH-based soft washing, the industry-standard minimum, cross-referenced against product SDS PPE sections and the OSHA PPE guidance page, is:

Glove material matters. Not every glove holds up to hypochlorite. Manufacturer chemical resistance charts (Ansell, Showa, MAPA) show nitrile 15 mil and above, neoprene, and butyl as suitable for splash protection against 10 to 15 percent SH. Latex is not suitable. Consult the specific manufacturer chart for the exact product you use.

Dilution ratios used across the trade
Working strength depends on the substrate, the algae load, and the ambient temperature. The ratios below are what soft-wash contractors typically mix from a 12.5 percent SH concentrate. Adjust based on your product's SDS, your local water hardness, and your test area result. Always test a small area first.

A non-ionic soap surfactant (Elemonator, Slow Down, Green Wash, or a house blend) improves cling and dwell on vertical surfaces. Surfactant dose is small (a few ounces per gallon of mixed solution) and per manufacturer instruction.
Dwell time and rinsing
Soft-wash chemistry kills on dwell, not on impact. Typical dwell before rinse is 10 to 20 minutes on siding, longer on heavily loaded roofs. Do not let the solution dry on the substrate; keep it wet during dwell. Rinse thoroughly with clean water. Wet landscaping and adjacent painted trim before and after application to reduce the concentration of any drift or runoff that reaches them.
Site protection: plants, pets, neighbors
Sodium hypochlorite will burn foliage and can kill plants at working strength if not diluted by pre-wetting and post-rinsing. Standard protective practice:
- Water landscaping thoroughly before applying SH nearby. Wet plants and adjacent grass beds.
- Cover sensitive plants (annuals, small shrubs) with drop cloths if very close to spray path.
- Rinse landscaping repeatedly during and after application to dilute drift or runoff.
- Do not spray in high wind (10 mph and above). Drift onto adjacent property is a nuisance and potentially a liability issue.
- Keep pets indoors during application and for at least an hour after rinse-down.
- Warn neighbors on both sides in advance. A one-sentence text or door hanger prevents a surprised neighbor from calling the city.
Storage and transport
- Store SH concentrate upright in the original container (typically HDPE) in a well-ventilated area away from heat and direct sunlight. SH decomposes over time; heat accelerates that.
- Do not store SH near ammonia, acid cleaners, or reactive metals.
- Secondary containment (a tote pan or spill pallet) is smart storage practice and required by some jurisdictions.
- DOT does not classify commercially supplied SH at 10 to 12.5 percent as hazardous for transport in small quantities within the household consumer exception, but larger quantities (over 5 US gallons per container in commercial transport) require compliant labeling and shipping papers. Confirm with your supplier and 49 CFR ยง173.150 quantities before hauling drums.
First aid
The SDS for the specific product you purchase is the authoritative first aid reference. General industry guidance (echoed on nearly every SH SDS and in the CDC NIOSH pocket guide):
- Skin contact. Remove contaminated clothing. Flush the affected area with copious water for at least 15 minutes. Seek medical attention for any visible burn.
- Eye contact. Immediately flush eyes with copious water for at least 15 minutes, holding eyelids open. Remove contact lenses if present and easy to do. Seek immediate medical attention.
- Inhalation. Move the person to fresh air. If breathing is difficult, seek immediate medical attention. Chlorine gas exposure can cause delayed pulmonary edema (up to 24 hours). Any significant chlorine or chloramine exposure warrants an ER visit even if the person feels fine.
- Ingestion. Do not induce vomiting. Rinse the mouth with water. Call Poison Control (1-800-222-1222 in the US) or seek immediate medical attention.
Post the emergency response section from your product's SDS in the truck. Post the Poison Control number visibly on the truck and on the worker's phone lock screen if practical.
Regulatory obligations you cannot skip
Hazard Communication (OSHA 29 CFR 1910.1200)
You must:
- Maintain a written Hazard Communication program.
- Keep the SDS for every hazardous chemical you use accessible to workers during their shift (a binder in the truck, or a phone-accessible file on the shared drive).
- Ensure every container carries the GHS-compliant label (signal word, pictograms, hazard statements).
- Train every worker who handles or may be exposed to the chemical before their first assignment, at the time of any new hazard introduction, and periodically thereafter.

EPA and state pesticide regulation
If the SH product you buy carries an EPA Registration Number and antimicrobial claims (kills mold, kills algae) it is an EPA-registered antimicrobial pesticide under FIFRA. In many states, applicators using registered antimicrobial products with such claims may need state pesticide applicator licensing. Read the label. Confirm with your state department of agriculture. Fall protection (OSHA 29 CFR 1926 Subpart M)
Roof soft-wash work almost always requires fall protection above six feet. Options include personal fall arrest systems, guardrails, and (in narrow situations) a written fall protection plan. See ecfr.gov 1926 subpart M. Many soft-wash professionals apply from the ground with an extended reach wand to avoid roof access entirely.
Common contractor mistakes
- Buying SH at 12.5 percent and applying it undiluted to siding. The stripe damage and plant kill make the job unprofitable and dangerous.
- Wearing a dust mask instead of chemical splash goggles for mixing. Eye injuries are the most common SH incident.
- Storing SH in the truck for months. Concentration drops meaningfully over 30 to 60 days, especially in heat.
- Rinsing SH-treated concrete into a storm drain. Follow local NPDES and stormwater rules; capture where required. See epa.gov/npdes.
- No SDS in the truck. First OSHA inspection catches this immediately.
